That time of year again, when the kids are out of school; dad is running over the garden hose in the driveway, and bikes and trikes are scattered about along with a “FOR SALE BY OWNER” sign in the front yard.

For whatever reason, America is on the move again; with the lending rates being once again stabilized; becoming easier than ever to find a home to get the family into, or the flip side, out of, as a result of job transfer, or down- sizing due to the birds leaving the nest. With that comes the idea of the homeowner thinking they know their home, and know how to sell it. As a result that “FOR SALE” sign sits indefinitely, undisturbed except by Mother Nature.

Agent after agent make an attempt to secure the listing so they can get their name out there, many times with the same result as before, with nothing to offer the owner except a professional sign replacing the hand made “BY OWNER” sign.

The vicious cycle has now been broken.

A new stand-alone application MAPS 290 (short version M290), is being offered to homeowners in the market for FREE, through participating realtors, that now gives the homeowner a more comprehensive look at their home; its strengths and its weaknesses; where improvements can be made for as little as nothing; to any unforeseen issues that might cost some dollars; but in the long run helps secure an offer and closing date.

The founder and creator of “whatsmyhomescore.com” and the application M290; Gwen Wilson; retired Project Mgr., and Engineer entered into the real estate market. After being in it for just a few short months saw the need to give the homeowner a different perspective on the house they thought they knew, and possibly why that “FOR SALE” wasn’t doing cartwheels to “SOLD”.

Ms. Wilson brings a different perspective of one looking from the outside in. Her web site, method and application brings common sense to the squared circle, offering different ideas on improvement of the home with add-ons from noteworthy sites.

According to Ms. Wilson the score is similar to a credit score, as good things are established, the higher the score. It scores the home and homeowner in 8 different areas. The missing or negative aspects keep the score down; the application is set so the homeowner finds out the areas that need improvement, making the necessary corrections, thus raising the score to its potential.

As an agent drives through the area looking for prospective cold calls, that agent wants everything available in their arsenal to get their foot in the door of that FSBO (For Sale by Owner). From what one has seen of this site and the application; this should be something at the top of their list.

The site is set up in a very user friendly design for both homeowner to get great advice, and for any agent to offer a fresh look and approach to a prospective client.

The application is set up for the agent to have access to the M290 for a grace period of 30 days so they can get to know the application and be able to properly display it to all prospects. As of the date of this writing, the application just hit the public airwaves, with the majority of feedback being positive and showing strong in the securing of homes in the marketplace for agents.

There is a yearly fee of $150.00 to have access to the M290 application after the 30 day grace period. However, if in fact, this application and method gains you access to that owner, there may or may not be an offer; as in life there is only one certainty, but a precedence is now set for the agent; of having a way in, through a commonly closed door, and as they say, the rest is history, or in this case up to the agent who has in their possession the “silver bullet” that levels out the playing field between owner and agent. The downside is now a flip-side; with a possible hat trick of not only gaining access to the owner; getting the agents’ sign out front and scoring an offer . . . leading to a closing date.

The agent is then successful in their endeavor; the bikes, trikes, and garden hoses disappear; only to be replaced by new ones in short time.
